BREEAM Wat 03 Water Leak Detection

What BREEAM Wat 03 requires for water leak detection: major leak detection at mains level, sub-zone detection, single and two-zone systems, and the evidence assessors need.

BREEAM Wat 03: water leak detection

Wat 03 is one of the most reliable credits in the water category and one of the most frequently misspecified. It has two distinct parts, and projects often install a system that satisfies one and assume it covers both.

The two parts of Wat 03

    • Major leak detection — a leak detection system on the mains water supply to and within the building, capable of detecting a major leak and raising an alarm.
    • Leak detection on sanitary supply / sub-zones — flow control that shuts off or isolates supply to sanitary areas when they are not in use, or detection at zone level.

    Single-zone and two-zone systems

A single-zone system monitors one supply area — typically adequate for a small single-occupancy building with one incoming supply and one sanitary group. A two-zone or multi-zone system monitors separate areas independently, which is what most real buildings need: separate landlord and tenant supplies, multiple floors, or several sanitary cores. Specifying single-zone on a multi-let building is the most common cause of a Wat 03 credit being lost at post-construction review.

What the assessor needs as evidence

    1. Specification or datasheet showing detection at mains level and the alarm arrangement.
    2. Drawings or schematics showing zones and what each zone covers.
    3. Confirmation of shut-off or isolation arrangements for sanitary areas.
    4. Commissioning records and the O&M entry, plus who receives the alarm and responds.

How it fits the rest of the water category

Wat 03 sits alongside water consumption (fittings specification), water monitoring (metering with pulsed output) and, on larger schemes, water-efficient equipment. Specified together at design stage these are among the lowest-cost credits available — see BREEAM water use reduction. For water-intensive buildings, see BREEAM for data centres.

Requirements differ by scheme and version, so confirm the wording in the manual that applies to your registered assessment before ordering equipment.

    Frequently Asked Questions

What does BREEAM Wat 03 require?

Leak detection on the mains water supply capable of detecting a major leak and raising an alarm, plus flow control or detection covering sanitary supply areas. The exact wording depends on the scheme and version of your registered assessment.

What is the difference between single-zone and two-zone leak detection?

Single-zone monitors one supply area; two-zone or multi-zone monitors separate areas independently. Multi-let, multi-floor or multi-core buildings normally need more than one zone, and specifying a single zone is a common reason the credit is lost.

Does a water meter satisfy Wat 03?

No. Metering addresses water monitoring, not leak detection. Wat 03 requires a detection system with an alarm, and separately requires control of supply to sanitary areas.

When should leak detection be specified?

At design stage, with the water services package. Retrofitting detection and zone isolation after installation costs far more than the credits are worth.
