• Health and Wellbeing — daylight, acoustics and thermal comfort interact with clinical guidance, so target these credits early with the M&E team rather than retrofitting them.
• Energy — high, constant demand and resilience requirements limit some strategies; metering and demand reduction usually carry the score.
• Water — sanitary provision and clinical use raise consumption, so Wat 01 and Wat 03 leak detection need designing in.
• Management — phased handover of live estates is where evidence commonly slips; the evidence schedule must follow the decant programme.
• Transport and Ecology — often strong on hospital campuses, and worth confirming at pre-assessment.

Certifying a live estate

Most healthcare work is refurbishment inside an operating building. That means assessing works in parts, sequencing evidence around decants, and agreeing the assessment boundary before registration. Getting the boundary and scheme wrong is the single most expensive mistake on healthcare projects.

Public-sector requirements

NHS and local-authority procurement frequently specifies a minimum rating as a contractual or planning requirement.
