    BREEAM assessor

    A BREEAM assessor is an individual licensed by BRE to carry out a BREEAM assessment and submit it for certification. Only a licensed assessor can register your project, assess the evidence against the scheme's credit criteria and submit the assessment to BRE for quality assurance — a consultant who is not licensed cannot certify your building.

    What a BREEAM assessor actually does on your project

    • Confirms the correct scheme and version for your building and works out the credits available to it.
    • Registers the assessment with BRE and issues the evidence schedule to the design team.
    • Assesses design-stage evidence and submits for an interim certificate where the scheme allows one.
    • Reviews as-built evidence and submits the final assessment for certification.
    • Answers BRE quality-assurance queries until the certificate is issued.

    Assessor, AP and consultant — the difference

    The assessor holds the BRE licence and owns the assessment. A BREEAM AP (Accredited Professional) is a separate role that facilitates performance targets through the design process and is itself worth credits on some schemes.     When you need to appoint one

    As early as possible, and always before the design is frozen. Credits such as ecology, transport, water and materials depend on decisions taken at concept and early design stage; appointing an assessor afterwards means either losing those credits or paying to revisit design work. A pre-assessment is the normal first step.
