How to achieve BREEAM Excellent
BREEAM Excellent is a scored threshold plus a set of minimum standards that must be met regardless of your total score. Projects rarely miss Excellent because of the overall score — they miss it because one mandatory standard was not designed in, or because evidence for credits that were achievable was never captured.
The two tests you have to pass
- Weighted score. Credits across energy, health and wellbeing, water, materials, waste, land use and ecology, pollution, transport and management are weighted and totalled.
- Minimum standards. At Excellent, specific credits become mandatory. Missing one caps the rating at Very Good no matter how high the total.
Where the score is won
- Energy. The largest weighted category. Fabric performance, low-carbon heat and metering strategy drive it, and all three are early design decisions.
- Health and wellbeing. Daylight, glare, acoustics, indoor air quality and thermal comfort modelling — cheap when specified early, expensive to retrofit.
- Water. Fittings specification plus Wat 03 leak detection and metering. Reliable, low-cost credits that are routinely missed.
- Materials. Responsible sourcing and a whole-building life cycle assessment for Mat 01.
- Management. Appointing a BREEAM AP early is itself creditable and improves every other category.
Where projects lose Excellent
Three failures account for most near-misses: a mandatory standard discovered after the design freeze; commissioning, handover and aftercare credits assumed rather than programmed; and responsible-sourcing evidence not written into subcontractor procurement, so certificates cannot be produced at post-construction review.

Run a pre-assessment at concept stage to fix the credit target, appoint the assessor and AP before Stage 3, write BREEAM evidence obligations into the procurement documents, then hold a single design-stage submission before construction. When is it too late to target Excellent?
Once the design is frozen and procurement is complete, several categories are effectively fixed. An assessor can still tell you which rating remains realistic, but adding credits after that point is the most expensive route to a certificate.
